GET READY…
Our first meeting with you could be a few weeks or several months before you intend to list your home. This is the time to develop a game plan and possibly schedule a few repairs if necessary. We will decide on the best timing for you and discuss comparable properties so will know what price range to list your home.

GET SET…
Decision is made on timing and price. Next is staging by our in house expert, photo shoot by the best photographer in the region (yes, maybe a little biased) and a home sketch/floor plan by Mike Teach (the absolute best!) Locker Properties will also order a home energy score (HES) mandated by the City of Portland.

GO!
Your listing will be 100% complete when it goes live in RMLS. The floor plan and detailed home amenities list will be attached to the listing for Realtors to review. Unless you are adverse to an Open House, Linda typically holds a new listing open the first Saturday and Sunday after it’s listed. Linda will insure the top buyers’ agents in the area are aware of your listing and personally invite them to tour.
Linda will personally vet all showing requests then clear them with you. ALL showings will be agent accompanied so your home is 100% show ready and we can be sure to point out all the wonderful features of your home in addition to the amenities of our community. No lockbox will be installed except during the buyers’ property inspection

PENDING
The sale begins when the customer says YES!
The next step is to smoothly negotiate through the inspection period. This is typically 10 business days in which the buyers spend up to 3 to 4 hours in your home with their Licensed Realtor and property inspector. They may also request a sewer scope and 48 hour radon test. If the buyers ask for the sellers to make repairs or credit them to make repairs after closing, they will submit a negotiable repair addendum to remove the inspection contingency.
If buyers are financing a portion of the purchase price, their lender will require an appraisal. Linda will be there to meet the appraiser and give him/her a copy of the floor plan along with a list of comparable properties. Most area appraisers have an appreciation of her in-depth knowledge of the comparable properties in Forest Heights.

SOLD
Our Team is there every step of the way! We will review your preliminary settlement statement. Be prepared to pay a HOA resale fee in addition to processing fee to provide HOA documentation to the buyers. We will closely with the Title Company to help schedule the closing/signing at a time and place convenient for you. We will keep you updated regarding buyer’s lender funding and electronic recording at the county.
